The Whole Mountain, All to Yourselves

Your Own Private Village on the Bluff.

Talking Water was made for gathering. When you rent the whole site, the entire retreat is yours — no other guests, no schedules to work around, just your people spread across a village of hand-built cabins tucked into the Appalachian woods.

Wake up to mist over Suck Creek, gather under the pavilion for a meal, wander the trails, and end the night around the fire. It’s a place that turns an ordinary weekend into a memory your group will talk about for years.

Good to Know

Event Policies

A working mountain property has a few ground rules. None of them are a surprise once you have read them.

Parking
Each cabin has its own marked spaces in front of it, and there is additional parking on the property for day guests. Tell us how many vehicles you expect on your inquiry and we will sort the arrangement out with you ahead of time. Two pay-per-use EV charging spaces are also on site.
Sound and music
Amplified music is welcome during the day and evening, and we ask that it wind down by 10pm out of respect for our neighbors on the mountain and the wildlife around us. Acoustic music, conversation and a fire going late are all fine.
Children
Children are welcome and the property gives them plenty of room to roam. It is an active farm and a wooded hillside, so children need to be supervised around the animals, the firepits, the creek and the trails.
Terrain and accessibility
Talking Water sits on 82 acres of Appalachian hillside. Paths between the cabins, the pavilion and the ceremony hut are uneven and in places steep, and the trails are hand-cut dirt. Wear real shoes, and tell us on your inquiry if anyone in your party has mobility needs so we can plan around them.
Caring for the property
Everything here was built by hand, much of it out of earth, cordwood and salvaged glass. Please treat the structures, the gardens and the trails gently. Nothing may be nailed, stapled, taped or staked into any building, and open flame stays in the firepits. Resident chickens, goats and cats live here year-round and have the run of the place.
Our team on site
Talking Water team members may be on the property throughout your stay, tending the animals and the grounds. They will not be working with your party or involved in your event unless you have arranged that separately.
